Privatepropertyportugal.com offers a great deal to vendors.

By cutting out the agent, you keep total control of the sale of your property, as well as saving on commission. Agents handle hundreds of properties at any one time – you have just one.

Our extensive marketing campaign will ensure that your property will reach the attention of potential buyers in the UK and Ireland, as well as in Portugal, for a fraction of the cost it would cost you as an individual. At any time, you can check how many people have looked at your property on our website.

You can talk direct with the people who are interested in buying your property. You have the freedom to negotiate as you wish – you are in control.

If you prefer to retain your privacy, or perhaps prefer to have the assistance of a third party, we offer you the option of having a reliable professional key-holder, to organise preliminary visits and thereafter to use the services of a professional property management agency who will act as key holders and handle the buyers enquiries on your behalf. (Golden Triangle area only)

For a 1% commission upon the sale of your property, which is about 20% of the usual commission charge, privatepropertyportugal.com clients have the option of using the services of our selected management company. If you tick the appropriate box on your questionnaire, the company will contact you and make all the necessary arrangements, including key holding. Note that the agent will not create a sales brochure or actively market your property unless you specifically request it. They will, however, endeavour to sell your property to potential buyers that you send to them.

Our selected agent is Portugal Property Services, whose office is located in the heart of the Golden Triangle. Their reputation and professionalism is of the highest quality, and we are proud to have them working on our behalf for those clients who prefer a more discrete approach. As a vendor, you will deal direct with Portugal Property Services, who will give you updates and feedback on the viewings, etc

Fee structure.
We charge €550* for 12 months’ exposure on our privatepropertyportugal.com website. This is just €45.80* per month, and it gives you constant exposure as part of our ongoing international marketing campaign.
You provide us with 5 images of your property in jpg format and some basic information as requested in our privatepropertyportugal.com questionnaire.
An extended package, costing €750* for 12 months, includes 5 images taken by a professional photographer.
Compare that with 5% of your selling price and you will see how much you can save on commission charges!

Complete our questionnaire.
This will make sure that all of the key information is to hand, and ensures that everything is in order before the property is added to the portfolio of privatepropertyportugal.com. From the information you provide, we will prepare the professional property description for the website.

Prepare your property to be sold.
Do all of those repairs you have been promising to do for months. Give it a coat of paint. A “lived in” look is one thing, “shabby” is another. If necessary, ask a professional to come and give it a make-over – it makes an enormous difference.

Have all the paperwork ready.
Make sure that you have all the relevant documents to hand so that you can go through them with the potential buyer. These include a set of architectural plans (including room sizes), and list of annual running costs (utilities, council taxes etc). Make sure that your lawyer has all the legal documents in order, such as the escritura (original deeds), habitation licence and so on.

Your property is fully legal – isn’t it?
Long gone are the days of “getting away with” papers that are not in order. If you have added rooms, pool or garage without permission, you will not be able to sell your property. Getting the relevant documents can take many months: do not leave it to the last minute, or think that you can bluff your way into passing the problem on.
